Elemental Design
$2,000
Designed to cater to the basic requirements of your backyard, including pool and amenities, hardscape features, and carefully planned access to the pool. This design package is also specifically tailored for properties characterized by flat terrain, devoid of slopes and/or elevations.

EVOLVE design
$2,000
For clients who want to reimagine an existing pool and its surrounding outdoor space, EVOLVE helps define what is possible before construction pricing is finalized.
This package is intended for remodel projects where the client wants to modify the existing pool design, pool area, patio/deck layout, hardscape, shade, softscape, or overall outdoor living experience. It is ideal when the project requires more than a finish replacement estimate and Modern needs to study the existing conditions, explore design options, and create a clear schematic direction for the remodel.
Design deliverables include:
Existing pool design review
Pool remodel schematic concept
Spa review or modification, if applicable
Patio and/or hardwood deck layout
Pool hardscape and coping/tile finish direction
Pool area softscape concept
Shade structure concept, if applicable
Feasibility review of existing site conditions

Important Remodel Pricing Note
If the requested scope is limited to pricing new tile, coping, plaster, patio, deck, or other finish replacement work, and no design changes are being requested, Modern may provide an estimate at no cost.
If, after reviewing that estimate, the client wants to modify the existing design, change the pool layout, alter patio/deck geometry, add or revise features, study options, or otherwise engage Modern’s design team, the EVOLVE Design fee will apply at that time.
ENVISION design
$3,000
Created specifically for pool remodel clients, ENVISION helps transform an existing pool and outdoor space into a more cohesive, functional, and intentional design.
This package is ideal when the project is more than a simple finish replacement and the existing pool, spa, patio, equipment location, water features, safety barriers, or surrounding outdoor space need to be reimagined before construction pricing is finalized.
Design deliverables include:

ELEVATE design
$4,500
The ELEVATE Design package is for remodel clients who are seeking a more comprehensive transformation of their existing pool and outdoor living space. This package is ideal for projects where the existing pool is being reimagined as part of a larger backyard environment, with added features, upgraded materials, expanded hardscape, and a more complete design vision.
ELEVATE is intended for clients who want to go beyond a basic pool remodel and create a true outdoor destination. This may include modifying the existing pool, adding or revising a spa, updating patios and decks, integrating outdoor living elements, improving landscape and lighting concepts, and creating a cohesive design direction before construction pricing is finalized.

IMPORTANT TO NOTE:
The Elemental Design package focuses on details in and around the pool, whereas Essential Design and Extensive Design Packages allow you to obtain an overall vision for your site, and are ideal for phasing portions of construction as budgets allow.
We begin every project with a feasibility study. In the event that the feasibility study reveals site challenges that inhibit our ability to build or that such challenges exceed the anticipated budget by more than 15%, we will inform you of options. Should you decide not to proceed we will refund all but $750 of your fee.
These fees are for the schematic design and are not intended for construction; construction documents are bid upon request. When you choose to build with modern, we generate our in-house construction documents upon project commencement.
What’s next?
We will generate the project design based on the scope and budget. It’s a collaborative design process in which we explore your vision, provide detailed schematics and collaborate on revisions and budgets.
Once design is ready, we will present the design to you, gathering any feedback for revisions (if needed).
If you’d like to build with us, we will provide a formal proposal for construction of the project for your approval. We then plan, permit, schedule & build your project.
If you decide to build with another builder, once we complete the final schematic design, we will include measurements for the pool needed for you to bid on the design with another contractor.
