Our schematic design provides a fully realized vision of your project based on the design package selected. Choose from the design package options below that best captures your envisioned project scope.

Provision of a schematic design with the flexibility of two (2) revisions, if necessary
Elemental Design

Designed to cater to the basic requirements of your backyard, including pool and amenities, hardscape features, and carefully planned access to the pool. This design package is also specifically tailored for properties characterized by flat terrain, devoid of slopes and/or elevations.

For those who want more out of their space, the Essential Design package encapsulates a foundational design for a highly functional and aesthetically pleasing outdoor living space. This design package also addresses the unique challenges posed by properties featuring slopes and/or elevations.

The Extensive Design package is for those who are seeking a comprehensive solution to their outdoor living needs. This is for those who want all the bells and whistles to make their backyard a true destination.

If your requirements don’t quite fit into the Elemental, Essential, or Extensive design packages, don’t fret — we can Explore what is possible. We can tailor a customized package based on your unique scope.

IMPORTANT TO NOTE:
The Elemental Design package focuses on details in and around the pool, whereas Essential Design and Extensive Design Packages allow you to obtain an overall vision for your site, and are ideal for phasing portions of construction as budgets allow.
We begin every project with a feasibility study. In the event that the feasibility study reveals site challenges that inhibit our ability to build or that such challenges exceed the anticipated budget by more than 15%, we will inform you of options. Should you decide not to proceed we will refund all but $750 of your fee.
These fees are for the schematic design and are not intended for construction; construction documents are bid upon request. When you choose to build with modern, we generate our in-house construction documents upon project commencement.
What’s next?
We will generate the project design based on the scope and budget. It’s a collaborative design process in which we explore your vision, provide detailed schematics and collaborate on revisions and budgets.
Once design is ready, we will present the design to you, gathering any feedback for revisions (if needed).
If you choose to build with us, we will provide a formal proposal for construction of the project for your approval. We then plan, permit, schedule and build your project.
If you decide to choose to build with another builder, we will complete the approved final schematic design to include measurements and additional information needed to bid on the design.
