  • We are looking for an Architectural/Pool Designer to expand our design services. Specializing in high-end residential pool design we focus on discerning clients that appreciate the value of beautiful design. Unlike many large-scale pool builders, our designers are not doubling as account managers or sales consultants. With a reputation for exceptional design and build quality spanning over 20 years, modern is setting new standards for bringing our client’s vision to life.

    The Architectural/Pool Designer is a contract position that will work closely with the modern design team and support in the overall design workload. The responsibilities that come with this position include, but are not limited to:

    • Coordinate with clients and account managers to deliver our client’s vision

    • Create plans and renderings in pool design software (Sketchup and AutoCad)

    • Edit and adjust plans as necessary to meet clients’ expectations

    The Requirements

    • MLA, BLA, BSLA, M.Arch, or B.Arch

    • Proficiency with Sketchup and familiarity with its sister program, Layout

    • Proficiency in Microsoft Excel for budgeting

    • Graphic design skills for rendering 3D models, base maps, and drawing sets

    • Ability to review survey notes, right of way information, blueprints and legal descriptions

    • Research capability to manage all aspects of design projects from beginning to end

    • Strong work ethic, reliable, and able to self-manage responsibilities

    • Sharp presentation skills

    • Work effectively with the design team and prioritize time to meet deadlines

    • Detail-oriented and able to self-edit work for a high level of accuracy

    • Knowledge of materials and construction methods used in pool, hardscape & landscape

    • Design layout and perform site layout of projects

  • We are looking for an experienced Site Manager to plan, execute and supervise a wide range of pool and outdoor living construction projects from start to finish. You will organize and oversee construction procedures and ensure they are completed in a timely and efficient manner. Modern’s Site Managers must be well-versed in all construction methodologies and procedures and able to coordinate a team of professionals of different disciplines to achieve the best results. The ideal candidate will have an analytical mind and great organizational skills. The goal will be to ensure all projects are delivered on time according to requirements and without exceeding budget.

    Project Management Responsibilities

    • Must be familiar with Contract Documentation, Drawings, Specifications, Addendums, etc.

    • Determine needed resources (manpower, equipment, and materials) from start to finish with attention to budgetary limitations

    • Effectively communicate job progress and manage client expectations

    • Supervise the work of laborers, mechanics, etc. and give them guidance when needed

    • Evaluate progress and prepare detailed reports

    • Schedule subs with sufficient lead time to respond on the project timeline

    • Visit sites daily when subs are active and document in BuilderTrend

    • Inspect subcontractor work and approve/disapprove invoices while keeping the budget

    • Report milestone completions to AR/AP for billing and job throttle (as directed via email or BuilderTrend

    BuilderTrend Duties

    • Develop subcontractor list & relationships to use the BT platform

    • Create RFPs for subs & input quotes into BT

    • Update schedules & to-dos daily

    • Develop schedule templates & organize schedules to project scopes

    • Post Daily Logs for every site visit

    • Plan all construction operations and schedule intermediate phases to ensure deadlines will be met

    • Update BuilderTrend to log work on a per-job and all-job basis to maintain efficient scheduling

    • Keep notes and redlines on each job for easy reference and updates relevant team

    • Prepare and issue change orders

    • Materials takeoffs with sufficient overage to complete the job & order materials to job site corresponding to the project timeline

    • Get proof from clients on change orders and materials choices

    • Ensure all newest scope & plans are kept in the files & old are removed

    Site Management Duties

    • Keep site clean and organized

    • Keep documents up to date & review with draftsman / operational leads prior to layout

    • Fill out all appropriate POs and file for easy ordering (reference bid/plans)

    • Update “as built plans” using redlines with our draftsmen & designers

    • Meet Inspectors/subs onsite with appropriate documentation

    • Troubleshoot plumbing & make minor repairs when needed

    • Clean trenches & install pads for plumbing & equipment when needed

    • Coordinate & make deliveries when needed

    • Train clients at “Pool School” & maintain pool during handover periods
